Emergency water heater repair: what each symptom tells us first
Most heater problems announce themselves in a way you can see, hear or feel. The symptom narrows the cause before we open a panel. The table shows the usual suspects, though a plumber still has to test each one.
| Symptom. | Likely cause. | Fuel type. |
|---|---|---|
| Puddle at the base. | Tank corrosion, drain valve or loose fitting. | All. |
| Popping or rumbling. | Sediment baked on the bottom of the tank. | All, worst on gas. |
| Lukewarm water. | Failed lower element or a thermostat set low. | Electric. |
| Pilot will not stay lit. | Worn thermocouple or dirty pilot tube. | Gas. |
| Hot water runs out fast. | Broken dip tube or one dead element. | All. |
| Water from the relief valve pipe. | Excess pressure or heat, or a worn valve. | All. |
We handle calls after hours and on weekends on the same 24/7 line, and we offer same-day appointments when available. We do not promise an arrival time. If the tank is actively leaking, tell the dispatcher so the call is treated as urgent.
While you wait for us.
If water is spilling, close the cold supply valve above the heater and shut off the power at the breaker or turn the gas control to off. Do not touch the relief valve discharge pipe, because the water in it can be hot enough to scald.
If you smell gas, do not stay to shut anything off. Get everyone out, leave the door open, and call Intermountain Gas on its 24-hour line at 800-548-3679 and 911 from outside and away from the house. Do not use light switches or a phone inside.
Tank leak, fitting leak or relief valve leak
Water on the floor is the most common reason people call about a heater, and the source decides the fix. We dry everything, wrap a paper towel around each connection and watch for the first bead.
- A drip at a supply line or union is usually a loose or worn fitting, which is a small repair.
- Water from the drain valve means a worn washer or a valve that needs replacing.
- A steady flow from the relief valve pipe means we test the pressure and the valve itself.
- Water seeping from under the jacket with rust streaks means the tank has failed, and a replacement is the honest answer.
We do not put sealant on a corroded tank and call it fixed. A tank leak is a failed steel shell, and any patch only buys a few days before the next flood.
Gas, electric or hybrid: what actually fails
Gas units
Gas heaters in Eagle, ID fail at the thermocouple, the gas control valve, the pilot assembly and the flue. A weak flame, soot at the draft hood or a pilot that keeps going out all point to the burner side. We test the thermocouple output with a meter and check the flue for backdraft before we replace anything.
Electric units
Electric heaters have two elements and two thermostats. When the lower element dies, the upper one heats a small amount of water and the shower runs lukewarm. A tripped high-limit button, a bad thermostat or a burnt wire can also cut the heat. We test each part with a meter, because a loose wire looks the same as a dead element.
Hybrid heat pump units
Hybrid models add a compressor, a fan and a condensate line to an electric tank. They can show an error code, run in a backup mode or leak from a clogged condensate drain. We read the code, check the filter and drain, and test the backup elements. Some hybrid repairs need the manufacturer's parts, so we tell you if one has to be ordered.
No hot water: the checks we run in order
Callers say the same thing in many ways: no hot water, hot water only for a minute, or water that turns cold halfway through a shower. The checks run in a fixed order so we do not miss something simple.
- Power or gas: breaker, disconnect switch, gas valve and pilot.
- Controls: thermostat setting, high-limit reset and gas control.
- Heat source: elements tested with a meter, burner and thermocouple inspected.
- Water side: dip tube, mixing valve and a cross-connection at a faucet that lets cold water into the hot line.
- Tank condition: sediment, corrosion and age.
A tripped breaker or an unlit pilot is a quick fix at any Eagle, ID home. If the first four pass and the tank is old, the tank is the cause. If you only need a part, we fix it the same visit when we have it on the truck.
Mixed heater ages in Banbury Meadows
Banbury Meadows was built in phases from 1994 to 2019 around Banbury Golf Course. A heater in an early-phase house may be a second or third unit, while a heater in a late-phase house could be original and ten years old. Two neighbors can call about the same symptom and need very different answers. Across Ada County, heater ages in any Eagle, ID subdivision depend on when the house was built and what has been replaced since.
That is why we ask the age before we recommend anything. A newer heater with a bad element is a repair. A fifteen-year-old tank with a leak is a swap. Check the serial number on your rating label and have it ready when you call (208) 679-8357. Homes along State Street toward Star follow the same logic.
Venting, the air test and what Idaho code adds
Not every repair is a part swap. Rerouting a vent or replacing a flue section is plumbing work with code consequences. The rulebook is Idaho's State Plumbing Code, built on the 2015 Uniform Plumbing Code with state amendments.
Two Idaho rules for water heater work.
A water heater with Category 3 or 4 exhaust venting has to pass an air test of the whole system, five pounds for fifteen minutes. In a residential garage, the burner and ignition source also have to ride 18 inches or more above the floor unless the heater has a flammable vapor ignition resistant listing.
If you are unsure whether your job needs a permit, call the Division of Occupational and Professional Licenses (DOPL) at 208-334-3233. If you want a high-efficiency model instead of a repair, read about a tankless water heater.
Flushing, anode rods and other upkeep that prevents repairs
Many callers ask whether a flush or a new anode rod will extend the tank. Flushing removes sediment that causes popping and wastes fuel. An anode rod is a sacrificial metal rod that corrodes first so the tank does not. When the rod is gone, the tank starts to rust.
We can check the rod on a service visit, and we tell you if the rod is gone and the tank is still sound. We will not sell you maintenance on a tank that is already leaking.
What moves the price of a water heater repair
What shapes the price.
- The part itself. An element, thermocouple or relief valve costs far less than a gas control or a hybrid compressor. Parts for hybrid units can also take longer to arrive.
- Fuel type and access. A gas heater needs a combustion and flue check. A heater wedged in a tight closet or a garage corner takes longer to reach.
- Diagnosis time. Intermittent failures take longer to trace than a part that is plainly dead. A meter and sometimes a second visit may be needed.
- Code work. Vent changes, an air test or raising a burner in a garage add labor and sometimes a permit.
- Heater age. A repair on a 12-year-old tank competes with the cost of replacement, and we lay out both.
A tank that bursts and floods a room is the kind of sudden event policies tend to cover. Slow leaks, wear and the failed part itself usually are not. Check the policy before you file, and keep the old part if the insurer asks to see it.
We explain what failed and what fixing it takes. Call (208) 679-8357 and expect a clear price before work starts.
Common questions
Do you handle water heater repair emergencies at night or on weekends in Eagle?
Yes. A tank dripping at 2 a.m. is why (208) 679-8357 is staffed 24/7, overnight and weekends included. A same-day appointment is possible when one is open, though we promise no arrival time. If water is leaking, shut off the cold supply and the power or gas to the heater.
Why does my water heater make a popping noise?
Sediment settles on the bottom of the tank, and water trapped under it boils and pops. A flush often helps, but a tank that is very old or already leaking may not be worth the work.
Why is my water only lukewarm?
On an electric heater the lower element or a thermostat has often failed. On a gas heater, the burner may be weak or the flue partly blocked. We test the parts to know which.
Is it worth fixing a 12-year-old water heater?
It depends on the failed part. The Department of Energy says storage tanks last 10 to 15 years, so a small part on a sound tank can be worth it, while a leaking tank cannot be saved.
My hybrid water heater shows an error code. Can you read it?
Yes. We read the code, check the air filter and condensate drain, and test the backup elements. Some codes point to a manufacturer part that has to be ordered.
Can you reroute a water heater vent?
Often yes. Vent changes must meet the code, and Category 3 or 4 vents need the five-pound air test. We explain what your home needs before we start.
Do Banbury Meadows homes have anything special about their heaters?
Banbury Meadows was built in phases from 1994 to 2019, so heater ages vary from house to house. Read the serial number on the rating label and tell us when you call.
If your heater is leaking or has gone cold, call the 24/7 line and tell us the fuel type and what you see.
